Hasina Resorts – Now known as Lagoona Resort at Lonavala.
One of our very early works, from when, the firm was established. We were appointed as project Architects to assist Ar. Naren Kuwadekar who was the principal designer for the hotel. We completely redesigned the facades initially and then were given the task to redesign much of the back of house facilities. Next we were entrusted with the Interior Design of the hotel. Unfortunately we shifted base to Goa and could not be a part of the team that completed the hotel.

Key elements: Theme – Colonial ambiance in the architectural design.
116 guest rooms, 3 storey atrium lobby, large man made lagoon, restaurant, bar, coffee shop, conference facilities, game room, swimming pool, health club, central air-conditioning and services.
Approx 12000 Sqm B.Up area on 6 acres of land

Radisson White Sands Resort – Goa.
Our master piece, and the project that really tested our design skills. We were appointed as the project architects for this work. We worked with Naren Kuwadekar for concept development. After that, the entire design and execution for the civil, interior and landscape works of the project was handled by us. We were based in Mumbai at the time and moved to Goa a few months later. Every little detail and design was dealt with by us, after much deliberation, discussion and input from the clients side. It was very interesting working on this project as the clients, their staff and we ourselves enjoyed a great rapport and camaraderie.

Key elements:  Theme – A Spanish-Portuguese flavor.
154 guest rooms, 2 large conference halls, restaurant, coffee shop, bar, entertainment zone, health spa, large swimming pool with canals that reach the ground floor guest rooms, smaller pool for more quiet section of hotel rooms.
Approx 15000 Sqm B. Up area on 38 acres of land

Country Inns And Suites – Goa.
This was a very challenging design project. The site profile was extremely polygonal and the property fell under two different municipal jurisdictions. There were no views or vistas from the site as it is over 500m away from the beach. We worked on a concept of creating a design that introverted part of the guest rooms to face internal court yards. A sequence of 3 courts leads the guest from the more public areas to the quieter sanctuary of the room blocks. The sky line has also been varied to provide visual relief and reduce the quantum of built form. Even the building has variations in elevation to circumvent monotony. The initial concept was prepared along with N. Mahesh from Kerela.

Key elements : A Portuguese village that has developed and evolved over time.

Alcon Group – Goa
A chance meeting has led to a great bond and several projects with this group that runs Dona Sylvia Resort, Apollo Victor Hospital, several other smaller hotels and is also into the construction business. We have mainly been involved in redesign and renovations in their properties.

Kebabs and Kurries the fine dining speciality Indian gourmet restaurant, Hay Stack the banquet gardens, Amalaya Bar, several public areas and renovation of guest rooms at Dona Sylvia Resort as well as Devayya have been carried out by us. We recently completed a full fledged spa at the resort which includes the architecture as well as the interiors for this building. Also on our boards is the complete interior design of 5 types of guest rooms in the expansion plans of the resort.

Goldshield Wellness Resort - Goa
This is a very interesting project we are currently involved in. The clients have proposed a Retirement resort with well being programmes for their residents. The site is well inland in south Goa, approx 15 km from Margao the commercial capital of Goa. In close proximity is the historically relevant ancient capital of Goa.
Villas, apartments, and studios are the types of residential accommodation being provided. In addition conference, spa, health club, medical, and retail facilities are also provided for convenience. The entire complex shall be a gated community. All infrastructures shall be provided by the developers. Every care is being incorporated in the design so as to have least ecological impact on the site and surroundings.

Key elements : Old Portuguese architecture had to be the de facto designs principle due to its location and use. In fact we could say it is a border line fantasy venue. An internal streetscape has been created within the complex that will act as a magnet for the residents to gather and meet. A food court and other entertainments facilities give this zone a vibrancy that attracts both the residents and locals to mingle here. As a later phase a Mini Hospital is also proposed as part of the complex.

100 studios, 54 villas, 144 apartments, Conference rooms, food court, bar, health spa, wellbeing center, restaurant, gardens.

Goldshield Group – Office Building – Goa.
Our clients bought over a rather dilapidated building of approx 2800 Sqm B.Up area, in the largest industrial sector of Goa. We were involved in the complete restoration, redesign and interior design of the project.
The building has a central open to sky courtyard with 4 large halls on every side. It is 3 storeys high. In our design we enclosed the courtyard with a light weight roof. The entire courtyard that was mud filled has been paved and form an atrium lobby. The theme followed was to create a tropical garden and hence we have provided a water channel all around the court with flower beds interspersed in between. The center has a “zen” water fountain as a back drop to the reception desk.

Baywatch Resort – Goa.
An intriguing project. Our clients bought out units in a villa development in addition to a 28 guest room block on the property from a developer. Hence we were assigned to redesign these units into hotel rooms. Back of house facilities were non existent in the original plans and had to be introduced by us. After that came the entire Interior Design for the public areas and guest rooms. The interiors of the project was completed in a record 4 months time from the point of handover of the structures by the developer.
A second phase is currently being designed by us to add an additional 54 keys which will have a mix of studio and one bedroom suites.

Beach House & Boutique Resort – Goa.
This was another enjoyable project that required lots of problem solving. The property is on beautiful beach in south Goa, and so is affected by Costal Regulations for development. There were 2 existing structures on the site which permitted redevelopment, provided the original footprint and heights of the old building were retained. One structure on the beach front was developed as a swanky residence and the other into eight duplex villas.

Goa International School
We were entrusted with the design of an IB school here in Goa. Education from primary right up to secondary including boarding facilities were integral to the requirements provided by the promoters. The concept followed a very organic design. The structures were kept low rise so as to soften the scale of the buildings and not create overawing structures that would intimidate the students.
Located along the banks of the Zuari river the property was a sprawling 50 acres of land and the total B.Up area was just 18000 Sqm.
We were collaborating with international design consultants Fielding & Nair, from the USA, educational consultants Raj Mohindra from India and Architect Suhasini Iyer from Aourville.
Unfortunately the project was found unfeasible at the time and has been put on hold.

FNI
Our collaboration with Fielding Nair International on the GIS project has led to joint work on several projects that they have executed all over the world. Our scope has been primarily to prepare design, presentation and detailed drawings for educational institutions, where FNI are the consultants. Our notable works are a Kindergarten school in Qatar, and several schools in America.
